Leman Cottage at Wenhaston

We couldn't recommend Leman cottage enough, it was the perfect place to spend the Easter holidays as a family. Trish was fantastic; great communication, brilliant local knowledge and she provided the warmest welcome. There's so much to do in the area for families and the cottage is full of games and books. The cottage itself is really cosy and has everything you could need, a great garden for kids to play and the internet connect is really strong so I was able to do some work. Room By Room

Entrance lobby:

Entering the cottage by a solid oak door, you come to a lobby with coat hooks and an antique pine chest.

Kitchen/dining room:

A large well equipped room, ideal for ‘dining in’, with an oak dining table and chairs for six and a pine  dresser complemented by solid wood worktops in the kitchen area. Here you will find an electric cooker, fridge, freezer, dishwasher, washing machine, microwave, toaster, kettle and cafetiere.. Iron and board, clothes airer, as well as plenty of cooking equipment and crockery.  

Living room:

Another spacious room where the original beams, bread oven and Suffolk white brick floor are beautiful features. Comfortable sofas and armchairs are grouped around the original inglenook fireplace with woodburning stove. There is a TV with freeview and DVD player and a selection of books and games.

Cloakroom:

Also on the ground floor there is a cloakroom with WC and basin, beamed ceiling and pamment floor.

First floor:

A handmade elm staircase takes you to the first foor landing, with reclaimed elm floorboards.

Bedroom 1:

A large  room with king-size bed, spectacular vaulted beamed ceiling and exposed brick chimney breast. There is a wardrobe, writing table and armchair as well as bedside cabinets and lamps. There are exposed wide planked elm floorboards with rugs.

En-suite bathroom:

This large en-suite has a bath with mixer taps, WC and basin with exposed  floorboards. Heated towel rail.

Bedroom 2:

A delightful twin bedded room with pitched beamed ceiling and views out over the fields. Fully carpeted, this room has a wardrobe, chest of drawers and bedside tables with lamps.

Bedroom 3:

A single room fully carpeted with chest of drawers,  hanging space,  a bedside table and lamp.

Family Bathroom:

This bathroom has a bath with power shower over, basin and WC. Heated towel rail.

Outside:

Walk from the off road car park area for three cars, through a wooden gate to a fully enclosed south facing garden, with flower bed, climbing honeysuckle, clematis and rose and grassed area.

There is a paved area for the garden table, chairs, barbecue and outdoor table tennis. Also a small gravelled area with garden pots.

  • Thank you for all your wonderful hospitality during our 2 week stay. Leman Cottage is full of character and charm and had everything we needed. It is perfectly placed, just near enough to the beautiful Suffolk Heaths and Coast for easy access, yet just far enough to avoid the crowds. Also centrally placed for the surrounding pretty villages with all there historic charm, great pubs and network of public footpaths. So much to do - fantastic for walking, cycling, eating, shopping, wildlife and just generally relaxing. Will definitely be back. Why bother with the hassles of flying abroad when we have places like this on our doorstep. Many thanks again Trish for a fantastic holiday. Mark and Jo June 2022.

Local Area

Pub: 15 minutes walk to Wenhaston Star Inn, local friendly pub with Boules in the garden. Blyford Queens Head and Bramfield Queens Head walking distance too. Many other pubs and restaurants inland or at the coast an easy car journey away.

Shop: 10 minutes walk to grocery shop, or 25 minutes walk to award winning local family butcher at Clarke's of Bramfield. Village Post Office is just opposite the Church, open mornings. Recommend Independent foodie and book shops in Halesworth, ten minutes drive away.

Beach: 10 minute drive to Southwold and Walberswick, other miles of sandy or stony beaches within easy reach like Covehithe, Dunwich, Thorpeness all on the Suffolk Heritage Coast. Check for dog friendly beaches.

There are plenty of local pubs and restaurants. At the moment we like The Anchor and The Bell Inn both in Walberswick, Bramfield Queens Head, Blyford Queens Head, Darsham Fox and Huntingfield Arms.

Suffolk has great churches, full of history.. for local services see Blyth Valley Team Ministry and the Sole Bay Ministry.
We like Wenhaston with its Doom painting and Thorington with its Round Tower.
Blythburgh for its wonderful setting and carved angels on the roof.
Huntingfield with its painted ceiling
Walberswick and Southwold for fine flint work.

Walks:
There are numerous walks around the village on Blackheath and common land as well as footpaths leading to the Balancing Barn at Thorington, and on to Blythburgh, Southwold and Halesworth. Dogs are welcome to walk too.

Beaches:
South Lowestoft Beach is sandy and is at the eastern most point in the country.
Walk to Pakefield and Kessingland and keep heading south - only a few miles along the Suffolk Coast Path.
Southwold - plenty of sand by the Pier and Gun Hill, excellent cafes by the beach
Dunwich - a more stony beach but plenty of space for walking, swimming and a large car park next to the Flora Tea Rooms well known for fish and chips, there is also The Ship Inn and a museum well worth a visit telling the history of this special place.
Walk up by Dunwich Priory too.
A walk from Thorpeness to Aldeburgh and on to Felixstowe completes the coastal walk!

Things To Do:
RSPB Minsmere Reserve is 15 minutes drive away and there are other RSPB, National Trust and Suffolk Wildlife Trust properties to visit locally.
Horse riding, golf, clay pigeon shooting and fishing are all within 10 minutes drive from here.

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 3pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. One or two well-behaved dogs are allowed by prior arrangement with the agent, and the charge is £30 per dog, per week or short stay. A dog is not allowed on beds or furniture of a property and must not be left unattended at any time.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise children at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
