Built of traditional Suffolk red brick, and recently refurbished to a very high standard, Low Barn combines comfortable, spacious accommodation in a stunning rural setting. You can enjoy relaxing in the tranquil environment that comes with being on a 750 acre working Suffolk farm.

The farm is situated within the peaceful Suffolk Coast and Heaths Area of Outstanding Natural Beauty, on the southern shore of the beautiful River Alde estuary. This is an ideal base from which to explore the natural delights of Suffolk’s coast which include heathlands, woodlands and open seascapes all within easy reach.

Well-equipped for cooking for eight, with a double sink, Rangemaster electric oven with gas hob, dishwasher, electric kettle and toaster.  Large breakfast bar separates the kitchen from the dining area. The dining area has a large table, eight chairs and a serving table.

Sitting Room:

Large L-shaped sofa and 2 leather sofas, rug, coffee tables and lamps.  There is a flat screen Television and DVD player, a collection of books, including local interest books, as well as some games and puzzles for guests' use. 

There is beautiful oak flooring with underfloor heating through the ground floor.

Raised flower and herb beds bordered with box hedging, planted with summer flowers to attract the butterflies, and bay trees also. Ideal area for sitting and relaxing, always sun and shade. The courtyard is surrounded on three sides by open-sided cart lodges, providing ample room for cycle storage.

Local Area

Pub: There are three pubs in Snape village, just a few minutes drive or enjoy the walk from Iken Cliff to them. Restaurants and nearby eating places are also at Orford, Pinney's specialising in seafood, and the award-winning Pump Street Bakery. The Ramsholt Arms located on the River Deben is well worth a visit, great location and views by the waterside. Try all these!

Shop: Farm shops are at Friday Street, just by the A12 or the Farm Cafe and Food Market on the A12 at Marlesford. Snape Maltings has a cafe and deli offering local produce, and the village shop is a general grocery store and sells newspapers.

Beach: Many coastal villages and towns nearby, including Aldeburgh and Thorpeness, ideal for sailing and/or swimming. Shingle Street is self explanatory! Also head further north for Southwold, Walberswick and Dunwich beaches.

Other Local Attractions:

There are many attractions along the Suffolk Heritage Coast, and within the Area of Outstanding Natural Beauty.

Stunning countryside, seaside beaches and towns to explore, as well as unspoilt inland villages and towns. You can easily drive to Woodbridge, passing  Orford (sailing, seafood, foodie delights and more) , Hollesley's Suffolk Punch Trust, National Trust's Sutton Hoo, Shingle Street coastline with Martello Towers, and  Bawdsey on the River Deben.

Snape Maltings is a few minutes away, and has a varied music programme all summer,as well as art gallery, antiques centre and retail area and its own restaurants and cafe. There are three pubs in Snape all offering a varied menu with locally sourced ingredients. Try them all!

Visitors to Low Barn are offered a bespoke tour of some of Suffolk's rarest wildlife habitats, looking at wetland marshes, reed beds and woodland. Learn about moth traps and bird ringing.  Please contact the Farm and Field Centre to book this tour.

You may also walk along the public footpath to the river wall and Alde estuary and discover Orford on foot.

Booking Conditions

  1. A booking deposit of 25% of the rental fee is payable if the booking is made more than 6 weeks before the start of the rental. This deposit must be paid within 5 days of your booking. The balance of the rental cost is payable 6 weeks before the arrival date. For bookings made less than 6 weeks before the commencement date the full rental amount is required.
  2. All cancellations must be notified in writing. The agent will endeavour to relet the cottage. If successful the client will be refunded, but if not all monies paid by the client shall be forfeited. We recommend cancellation insurance to cover this.
  3. Bookings run from 4pm on the day of arrival to 10am on the day of departure, unless stated differently on an individual property page. The client is responsible for leaving the accommodation in good order and in the same clean condition as they found it. The client undertakes to pay for any breakages or damage, requiring replacement or repair, and for any extra cleaning costs on departure. A Security Deposit of £250 is payable at the time when the balance or full payment is made for the rental, and will be refunded to you once the housekeeper’s check has been made on your departure.
  4. Only those named on the reservation form may use the accommodation. Subletting or assignment is not permitted.
  5. The owners cannot accept any responsibility for loss or damage to client’s baggage or personal effects. We recommend insurance to cover this.
  6. Whilst every effort is made to ensure that equipment in the property is in working order, occasionally breakdowns occur. The client is requested to inform the owner should this happen, so repairs or remedial action can be initiated promptly.
  7. Sorry no dogs or pets are allowed at this property.
  8. Smoking is not permitted inside any property by law.
  9. It is the client’s responsibility to supervise children at all times. The owners accept no responsibility for any accident, injury or sickness howsoever caused.
