About The Barn at York's Tenement, Yoxford

The accommodation is part of a newly-built barn with two bedrooms, on the edge of the village of Yoxford, close to the Suffolk Heritage Coast. It would be ideal for one or two couples.

This is a sensitive reconstruction of a much earlier building on the same site. It stands within the grounds of the owners’ beautiful 16th century farmhouse and large garden, opposite the mansion Cockfield Hall, on a quiet part of the A12 (40 mph speed limit).

The barn is attractively fitted out with a good range of cupboards, quarry tiles, painted wooden floorboards, recessed lighting, good quality kitchen and bathroom fixtures, plus a mixture of antique and modern furniture. The living area features still-life paintings by Debbie Urquhart who exhibits with the Redfern Gallery in Dover Street, W1.

Accommodation

Ground Floor

Open-plan kitchen/dining/sitting room with brand-new dishwasher, washing machine, electric cooker and fridge with icebox. Comfortable sofa plus two wicker arm chairs acquired since photo was taken. TV with freeview.

First floor

Landing with large, built-in airing cupboard leading to:

Bedroom 1: King-size bed, bedside cupboards, hanging space. View of owners’ delightful garden and water meadows beyond.

Bedroom 2: Two single beds, bedside cupboard, hanging space. View towards Cockfield Hall and its parkland.

Bathroom: Bath with Bristan shower over, washbasin, low-level wc.

Facilities

Friday is the usual changeover day but short breaks are also possible throughout the year with either a Monday or a Friday start day.

Welcome starter pack to include tea, coffee, milk, sugar and biscuits, together with maps and local information.

Beds and mattresses, bedroom furniture, kitchen white goods and bathroom fixtures are all brand new.

Quality bed-linen and towels included.

Antique shops and Post Office in Yoxford village (10 minutes walk)

Southwold 15 minutes, Westleton and Minsmere 10 minutes, Snape 15 minutes, all by car.

Darsham station (2 hours from London Liverpool Street) is 10 minutes walk. Bicycles are welcome
