This is a charming Grade 2 listed village cottage for four people which, while retaining some delightful original features, offers comprehensive modern comforts and a bright, spacious living area. It has been recently redecorated throughout and is carefully maintained to a high standard by the owners themselves.

Guests will love the secluded courtyard and delightful garden with its barbecue, benches and fresh vegetables in season.

The cottage is set in a row of colour-washed cottages close to the centre of Peasenhall, a thriving village which, as well as being picturesque, has also achieved widespread fame as a foodies' paradise! The Village is home to the Famous Emmetts of Peasenhall foodstore (a Rick Stein food hero), There is also an excellent village shop/post office, an award winning butcher, two antique shops and 'Weavers' tea room. You'll also discover a wealth of farm shops, markets, vineyards and breweries in the vicinity where you can source delicious Suffolk produce of all kinds. There are fantastic pubs and restaurants in every direction and for every taste.

Sorry - no pets and no smoking. Children are welcome but bear in mind our steep cottage stairs.

Ground Floor

Front door leads into spacious sitting/dining room
with open fireplace, woodburning stove and old pine surround, TV, DVD player, mini hi-fi, and internet access.

Step down to:
Hall leading to kitchen
with stainless steel double electric oven and hob, extractor fan, washing machine. Pantry is original walk-in type with old brick floor and plenty of storage space and also housing the fridge-freezer and microwave.

Steep cottage staircase with left-handrail, to:

First Floor

Double bedroom
Carpeted with rugs on top. 4ft 6in, iron and brass bed. Walk-in cupboard and built-in double wardrobe.

Twin bedroom
Carpeted with two single beds which may be locked together to make a 5ft double. Hanging space for clothes.

Bathroom
with large cubicle shower, wc and wash basin.

Garden

Enclosed courtyard with seating and gate to lovely rear garden with benches, barbecue, washing line and vegetable garden. Tenants are welcome to pick their own fresh vegetables when available.

Transport

Peasenhall High Street is the A1120, a designated Tourist Route which connects the A12 at Yoxford to the A14 at Stowmarket. Both roads provide easy access to the wider Eastern Region and the rest of the country.

Close by

iThe renowned Suffolk Heritage Coast with its beautiful beaches and the unspoiled seaside towns of Southwold, Walberswick, Dunwich and Aldeburgh are a short drive away. A wealth of activities is on offer, including sunbathing, walking, crabbing, fishing, golfing sailing and cycling - Cycle hire is available from nearby Darsham.

For the birdwatcher, the world-famous RSPB reserve at Minsmere with its colonies of rare species, such as bitterns and avocets, is a must and lies just six miles away. Please note that the cottage owner's husband is a keen local birdwatcher and would be happy to provide up-to-the-minute news of birds and wildlife via mobile phone on request.

For music lovers, nearby Snape Maltings is a concert venue of internation al note with year-round events and a famous festival every June.
